What do you think the reopening of borders means for our real estate market?
The reopening of the borders in two phases has been a positive step for our clients. Some of them were waiting for this reopening to finally conclude their arrival in Mauritius and their acquisition project. I, therefore, believe that we should see a significant upturn in property sales to foreign clients from October onwards.
Do you think that Mauritian real estate is a market for the future?
It remains without a doubt an attractive market. For a foreigner, it is even more interesting to invest in Mauritius at the moment given the depreciation of the rupee. Moreover, if we focus on offering quality properties that meet the justified demands, Mauritius will have the opportunity to differentiate itself. Beyond the classic real estate project, I think it is imperative that we present an environmentally committed island. This is the most effective way of maintaining Mauritian assets and charm. Today, it is no longer enough to be satisfied with government measures, it is up to each and every one of us to get involved and make sure that our island lives up to its reputation.
After a year of crisis, are we seeing new purchasing behaviours?
The health crisis has certainly had an impact on the plans of potential buyers. Securing one’s property clearly became a priority. Previously, we had foreigners in Mauritius who did not consider investing in the country and were fully satisfied with their high-end rental. Today, they have a different approach. Others are tempted by the Premium visa and dare the Mauritian dream with the aim of investing.
The best possible experience
Any idea of future trends?
From the initial feedback we have had, it seems that the trend is towards medium-term stays in order to facilitate the search for and purchase of PDS or Ground +2 type properties, whether it is a new property or a resale. The medium or long-term rental becomes a starting point for future property investment. Thanks to the Premium visa, which allows foreigners to discover Mauritius without making a full commitment, it is, therefore, easier for many to invest after having lived on the island.
In times of crisis, the environment is incredibly competitive. How does Villa Vie manage to stand out?
First of all, we honourably respect the values that we have been applying for almost 40 years. Thanks to our experience, we can offer a turnkey service to each of our clients.
