Foreigners wishing to own a property in Mauritius can only make their project come true through two programs specially developed by the Mauritian government in this regard:

In the case of buying a property in Mauritius:

• The Property Development Scheme (PDS), which replaces the IRS (Integrated Resort Scheme) and the RES (Real Estate Scheme), thus allows non-Mauritius citizens to be an owner in the island. Here, it is a question of buying a high-standing residence, a luxurious apartment or a prestigious villa. For the luxury of a waterfront property, there are rare programs allowing access to it. The main reason is that the land must be freehold. The price to pay: an investment of 500 000 dollars minimum, thus granting the right to the buyer and his close family to obtain the residence permit.

• The Invest Hotel Scheme or IHS allows the purchase of a room, apartment or villa belonging to a hotel complex for minimum $500,000. This program entitles the purchaser to stay 45 days a year in the property while benefiting from all the services offered by the hotel. This solution is not the most relevant if you plan to stay longer in Mauritius.

• The Smart City Scheme, an economic development programme, aims to provide ideal conditions to work, live and stimulate investment through the development of smart cities across Mauritius. Again, a minimum investment of $500,000 is required, which allows the purchaser and his/her immediate family to obtain the residence permit. However, the SCS does not offer a beachfront villa, if this remains your plan to stay or reside in Mauritius.
