Established under the <strong><a href=\"https:\/\/attorneygeneral.govmu.org\/Documents\/Laws%20of%20Mauritius\/ACTS\/ACTS2020\/ACT1020.pdf\" data-type=\"link\" data-id=\"https:\/\/attorneygeneral.govmu.org\/Documents\/Laws%20of%20Mauritius\/ACTS\/ACTS2020\/ACT1020.pdf\">Real Estate Agent Authority Act 2020<\/a><\/strong> and operating under the Ministry of Housing and Lands, the <strong><a href=\"https:\/\/www.reaamauritius.org\/\" data-type=\"link\" data-id=\"https:\/\/www.reaamauritius.org\/\" target=\"_blank\" rel=\"noreferrer noopener\">Real Estate Agent Authority (REAA)<\/a><\/strong> officially launches its mandatory registration process on <strong>1st August 2026<\/strong>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">This important reform aims to professionalise the industry, improve transparency in property transactions, and provide greater protection for both local and international buyers, sellers, and investors.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">At <strong><a href=\"https:\/\/www.villa-vie.com\/en\/\" target=\"_blank\" rel=\"noreferrer noopener\">Villa Vie<\/a><\/strong>, we welcome this positive step towards a more transparent and professional real estate market. Here&#8217;s what changes from today.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">1. Who is concerned by this first registration phase?<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">For the official launch on <strong>1 August 2026<\/strong>, the <strong><a href=\"https:\/\/www.reaamauritius.org\/\" data-type=\"link\" data-id=\"https:\/\/www.reaamauritius.org\/\" target=\"_blank\" rel=\"noreferrer noopener\">REAA<\/a><\/strong> is focusing on the main professionals involved in property transactions:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Real estate agents involved in the purchase and sale of property.<\/li>\n\n\n\n<li>Land promoters.<\/li>\n\n\n\n<li>Property developers.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Please note:<\/strong> Registration requirements for other categories of professionals, including those working exclusively in rentals or related services, will be announced by the REAA at a later stage.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">2. Transition period (August \u2013 October 2026)<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Professionals already operating as individuals, companies, partnerships, or other registered business entities and holding a valid <strong>Business Registration Number (BRN)<\/strong> with the CBRD as of <strong>31 July <\/strong>2026 are granted a three-month transition period.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Grace period:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>1 August to 31 October 2026<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Application process:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>All applications must be submitted online through the <strong><a href=\"https:\/\/business.edbmauritius.org\/wps\/portal\/business\/!ut\/p\/z1\/hc_NDoIwDADgZ_HAlVZgsHgbF4Mc0EAC7mLAzEECjIwpry_-XDT-9Nb2a5sChwJ4X14aWZpG9WU753vuHwKHORGjmCRhGuIuznx3mXoOIoH8H-BzG78Ew3me38m3DZS8A5rdwDoMIhJH6BH3CX4c2QCXraoe_7C-cqkErsVJaKHts57LtTHDuLLQwmmabKmUbIV9VJ2Fn0ZqNRooXiUMXYHNtsvpyBZXfwdrKw!!\/dz\/d5\/L2dBISEvZ0FBIS9nQSEh\/\" target=\"_blank\" rel=\"noreferrer noopener\">National Electronic Licensing System (NELS<\/a>)<\/strong> platform managed by the <strong><a href=\"https:\/\/edbmauritius.org\/\" target=\"_blank\" rel=\"noreferrer noopener\">Economic Development Board (EDB)<\/a><\/strong>.<\/li>\n<\/ul>\n\n\n\n<h2 class=\"wp-block-heading\">3. Registration fees<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The REAA has established the following administrative fees:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Non-refundable application fee<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Rs 2,000 per application<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Annual registration and renewal fees<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Real Estate Agent: Rs 20,000<\/li>\n\n\n\n<li>Land Promoter: Rs 100,000<\/li>\n\n\n\n<li>Property Developer: Rs 100,000<\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">Good to know<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Once registered with the REAA, professionals will no longer be required to pay the usual <strong>trade fees<\/strong> to the CBRD.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In addition, any Trade Fees already paid for the current financial year will be credited against the first REAA registration fee.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">4. Penalties for operating without registration<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">The REAA introduces strict measures to eliminate unregistered operators and improve consumer protection.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Professionals who operate without a valid registration, falsely present themselves as registered agents, or obtain registration through fraudulent means may face the following:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Fines of up to <strong>Rs 100,000<\/strong><\/li>\n\n\n\n<li>Imprisonment for up to <strong>2 years<\/strong><\/li>\n<\/ul>\n\n\n\n<h3 class=\"wp-block-heading\">No legal right to claim commission<\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">Perhaps the most significant consequence is that an unregistered real estate agent will <strong>not be legally entitled to claim or recover commission<\/strong> through the courts for property transactions.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">5.
