If you are planning to stay or settle in Mauritius, it is natural to choose a beachfront villa to take full advantage of the island’s paradise-like setting.
What are your options for a beachfront villa as a foreigner? Here’s an overview of the opportunities available to you.
Buying property in Mauritius as a foreigner
Foreigners wishing to own property in Mauritius can make their dream come true thanks to three programs specially designed by the Mauritian government:
The Property Development Scheme (PDS)
This program replaces the Integrated Resort Scheme (IRS) and the Real Estate Scheme (RES), and enables non-Mauritian citizens to acquire real estate, including high-end residences such as apartments and prestigious beachfront villas. However, the options for a beachfront villa are limited, because the majority of projects have to be built on freehold land.
Invest Hotel Scheme (IHS)
This scheme enables the purchase of a room, apartment or villa in a hotel complex. Purchasers have the right to stay in their property for 45 days a year, while benefiting from the services offered by the hotel. However, this is not the most suitable option if you are planning to live in Mauritius for the long term.
Ground +2 (G+2)
This program allows you to acquire a residential property in a co-ownership building of at least 2 levels above the first floor, with a selling price in excess of MUR 6 million (around €125,000).
The Shoba project, a unique opportunity to own a beachfront villa as a foreigner
Accessible to foreigners, the Shoba Villas & Residences project by Maradiva stands out as an investment opportunity in Mauritius. Launched in September by renowned developer MJ Développement, this choice real estate project offers international investors the chance to acquire a dream residence, beachfront, in a heavenly setting on the west coast of Mauritius.
The project comprises 17 exclusive properties (7 villas, 2 penthouses, 8 apartments), each with a breathtaking view of the turquoise lagoon and the majestic Le Morne mountain. All these properties will be integrated into the 5-star Maradiva Villas Resort & Spa, offering an unrivalled experience of the island’s exotic refinement. Residents will also benefit from direct access to Wolmar beach and the hotel’s various exclusive services.
The project is currently under construction, with delivery scheduled for mid-2024.
In parallel with the Shoba project, there are many real estate projects offering foreigners the opportunity to own beachfront property. Spread across the island, these projects all boast a wide range of exceptional properties, as well as their own identity and distinct charm: One & Only, Azuri, Anahita…
